This is Part 2 of my exclusive New Orleans Real Estate Home Buying Guide.
Now that your financial house is in order, it is time to begin the process of diving in to the New Orleans housing market! The most effective and efficient way to attack New Orleans real estate is to hire a buyer’s agent. The whole idea is that the agent will do most of the legwork for you!
Most likely, you have a full-time job right now (most people looking to buy a house do!). So wouldn’t it be nice to have another person working for you while you are at work? A buyer’s agent will search through the available listings to find homes that match your criteria, they will set up appointments, sometimes preview homes for you, do research for you to better understand the market conditions, and a number of other things that will assist you through the home buying process.
Real estate agents can also assist you with connecting you with the best lender and even connect you with insurance companies. For that specific reason, I have put finding a buyer’s agent as Part 2 of my series and shopping for loans and insurance as Part 3 (soon to come). Buyer’s agents have a lot of experience with mortgages and insurance so they can certainly give you relevant advice on how to proceed. While they are not experts in the mortgage and insurance fields, they do know how to get you in front of the experts and help you better understand the process.
Buyer’s agents will, perhaps most importantly, guide you through the buying process after you have found the home of your dreams. They will help you write the best offer you can to get the home. Upon acceptance, they will assist you in setting up home and termite inspections, reading the inspection report, preparing the inspection response, meet the appraiser, make sure title work is complete, troubleshoot any obstacles that come up, and help you through the closing process.
The best part of all of this…buyer’s agents are completely free to you the buyer! In New Orleans, the seller typically pays the agent commissions leaving you with no fee at all! What a deal! You get all of these services for completely free.![]()
